In this dynamic role, you’ll play a key role in maximizing occupancy, supporting leasing efforts and ensuring resident satisfaction. This role will have the opportunity to be part of the exciting lease-up of our newest building, Sol Apartments, opening in August 2026.

MAJOR ACCOUNTABILITIES

Maximize property curb appeal by:

  • Regularly inspect property grounds, offices, common areas, amenities, model units and vacant units.
  • Address larger cleaning or maintenance deficiencies with Building Engineering team.

Resident experience:

  • Serve as an on-site presence in multiple properties.
  • Follow best practices in customer service and communication.
  • Manage proactive resident communications (individually/building-wide) for service issues.
  • Manage resident leasing process by monitoring the lead/ inquiry process to maximize leads to tour conversions.
  • Conduct tours and follow-ups with prospective residents to maximize tours to approval conversions.
  • Qualify prospective resident applications following established screening criteria for approval. Address deficiencies/ denials with residents.
  • Monitor and assure accuracy of all available/vacant unit pricing and listings on marketing platforms.

Manage resident onboarding, renewal and offboarding process by:

  • Creating and tracking all onboarding, offboarding and renewal workflows and coordinating with other onsite staff.
  • Sending lease renewal notices and following up with residents regarding decision prior to notice date.
  • Readying all materials for incoming tenants, assuring all documentation and insurance is in place.
  • Ensuring that new residents have a positive move-in experience.
  • Inspecting available units prior to vacancy and at final walkthrough.
  • Maintaining and proactively monitoring unit readiness status in collaboration with Building Engineering team.
  • Assessing all appropriate damage charges to residents as needed upon move-out.

Manage resident onboarding, renewals, offboarding and unit turn process by:

  • Lead and track all onboarding, offboarding, unit turn, and renewal workflows.
  • Send lease renewal notices and follow up with residents regarding decision prior to required notice date.
  • Prepare all materials for incoming tenants, assuring all documentation and insurance is in place.
  • Ensure residents have a positive onboarding and living experience, helping the property achieve or exceed budgeted renewal rate and growth goals.
  • Inspecting available units prior to vacancy and at final walkthrough.
  • Maintaining and proactively monitoring unit readiness status in collaboration with Building Engineering team.
  • Assess all appropriate damage charges to residents as needed upon move-out.

Manage current and past resident delinquencies:

  • Ensure monthly rent and/or move-out charges are collected on time and follow up with delinquent residents.
  • Ensure delinquency and bad debt do not exceed 1.00% of gross potential rent.

OTHER GENERAL DUTIES & EXPECTATIONS

  • Assist all multifamily team members across all properties when needed.
  • Assist in maintaining budgeted occupancy percentage goals by successful leasing and follow-up.
  • Comply with all Federal and Local Fair Housing regulations and ordinances.
  • Maximize online reputation of Multifamily properties by monitoring online reviews, proactively seeking positive reviews from residents,
  • Other tasks as assigned based upon company need.

KNOWLEDGE, SKILLS & ABILITIES

  • Knowledge of customer service standards and procedures with ability to provide efficient, timely, reliable, and courteous service to residents and internal customers.
  • Exceptional verbal/interpersonal skills and ability to understand and respond to a diverse population of residents, colleagues, and vendors with a business/professional focus.
  • Strong initiative, attention to detail, organizational, and ability to prioritize multiple tasks seamlessly.
  • Proficiency with Yardi Voyager (RentCafe/CRM, Sitemanager, Elevate, RevenueIQ), and general use of desktop and web applications, general technology literacy and ease in learning new software and systems.
  • Ability to maintain confidentiality, space, and information security.
  • Collect, interpret, and/or analyze data and information. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

MINIMUM JOB REQUIREMENTS

  • Associate’s degree required; relevant experience may substitute for degree.
  • 1-3 years of experience in multifamily leasing/property management.
  • Current New York real estate license (Salesperson or Associate Broker) or ability to attain within the first 90 days.
  • Local travel may be required; as such, reliable transportation and an valid driver’s license with a clean driving history is required.
  • Desire to learn and grow within the organization.
  • Must be willing to cover weekend hours and be flexible for prospective resident needs (e.g., occasional early evening tours).
  • Normal work hours are Monday through Friday or Tuesday – Saturday, 9:00am to 5:30pm for coverage during peak seasons. All adjustments to the schedule will be made with prior notice.
