Career Opportunity: Lead Estimator

Reporting to the Vice President, Construction & Design, the Lead Estimator is responsible for producing quality and timely estimates and coordinating with the development department for new construction and renovation projects.

Responsibilities:

  • Foster and maintain building material supplier, vendor and subcontractor relationships.
  • Responsible for producing quality preconstruction, construction, design/build, and hard bid estimates; including concept, design development and construction phases.
  • Perform estimating including material take-offs and obtain subcontractor bids/proposals to inform project budget.
  • Assist with budget evaluation of sustainable building products.
  • Product research and development.
  • Ability to maintain accurate pricing of labor and materials in a changing market.
  • Conduct site visits to ensure accuracy of estimates when needed.
  • Work with the project design team and development department to generate trade scopes of work for sub/vendor pricing.
  • Promote sustainability and energy-efficiency throughout design and development.
  • Seek cost reduction and value engineering opportunities.
  • Assist in the transfer of information including job kick-off meetings.
  • Provides back-up support to department administrative staff as required.
  • Other tasks as assigned.

Skills:

  • Knowledge of construction means and methods.
  • Knowledge of building systems (e.g. HVAC, electrical) and phasing of construction.
  • Proficiency with safety procedures and OHSA regulations. Formal OHSA training a plus.
  • Strong attention to detail, organization, and time management skills, with the ability to effectively management competing priorities. Exemplary initiative and work ethic with a desire to learn and grow.
  • Knowledge of customer service standards and procedures with ability to provide efficient, timely, reliable, and courteous service to internal customers.
  • Strong interpersonal and written communication skills, with proven ability to build and maintain quality relationships with tenants, stakeholders, architects, engineers, vendors, subcontractors, and team members and to work effectively with a diverse community.

Skills:

  • 3-5 years of experience
  • Working knowledge of construction contracts, subcontracts, and invoices (AIA format) preferred.
  • Associate’s or Bachelor’s degree required, preferably in a related field of study (e.g., construction management, architecture, engineering); equivalent experience may substitute for degree.
  • Experience in a general contracting and real estate development environment; working in occupied spaces.
  • Ability to work with sensitive files and maintain confidentiality; must pass criminal background check.
  • Computer literate, with intermediate to advanced skills using with common business software/applications (e.g., Microsoft Office suite) and ability to adapt to new technology. Intermediate to advanced experience with construction management software (e.g., Procore, Microsoft Project) preferred.
