Career Opportunity: Leasing Manager

As our company continues to grow, we are seeking an experienced Commercial Leasing Manager to join our highly collaborative team that always goes above and beyond, has an innate attention to detail, and takes the long view in everything they do.

Reporting directly to the Principal Broker, the Commercial Leasing Manager maximizes the ongoing occupancy of the company’s portfolio of office, industrial and retail properties. The Commercial Leasing manager represents the company positively in all outreach activities; promoting the company’s properties to prospective tenants, assuring existing client satisfaction and retention in cooperation with the Property Management team, and assisting with and coordinating in property acquisitions.

Major Accountabilities

  • Lease Deal Flow and Space Inventory
    • Monitor rent roll regarding lease expirations, pending expansion/restructuring requests and options, and report on upcoming inventory.
    • Track inquiries and deals, keeping all relevant information updated in CRM or other tracking system.
    • Assess tenant space needs as well as craft and negotiate lease proposals that respond to the strategic needs of both parties.
    • Strategically approach existing lessees to facilitate lease renewals, extensions, and/or expansions.
  • Broker Management and Community Relationships
    • Provide highly accessible and thorough customer service to tenant brokers, building a strong network of trust within the community.
    • Manage activities, contracts, and relationships with listing brokers for any company properties listed by third parties.
    • Participate actively in industry (CIREB, NYSAR, etc.), professional/business, and community organizations.
    • Pursue educational opportunities to enhance CRE subject matter expertise.
  • Tenant Lifecycle Account Management
    • Assure satisfaction throughout the construction and onboarding process.
    • Maintain proactive relationships with tenants throughout occupancy, most particularly with leasing decision-makers.
    • Facilitate escalation of any concerns or needs not addressed by operations teams.
    • Collaborate with Hone Coworks team for any cross-product customer needs and cross-selling.
  • Financial and Occupancy Targets
    • Develop revenue budget in alignment with organizational goals and market conditions.
    • Achieve occupancy KPIs.
  • Property Quality Standards
    • Collaborate with Commercial Property Management team to advance market perception of properties, helping ensure the commercial portfolio remains at teh cutting edge of client expectations in the areas of quality, sustainability, and tenant experience.

General Duties and Expectations

  • Attain a deep understanding of company lease documents, BOMA space measurement methods, and market terms; analyze deal metrics, negotiation, and risk points to make appropriate recommendations to Senior Management and/or counsel for final approval.
  • Ensure marketing collateral is relevant and consistent with client/market needs in cooperation with the in-house Marketing team.
  • Maintain current inventory and a consistent repository of departmental marketing and legal documents.
  • Support real estate acquisition, development, and disposition opportunities in concert with the Development department including market and property research (zoning and codes, taxes, comparables, history, etc.), assisting with offer compilation, and facilitating due diligence activities.
  • Leverage knowledge of CRE industry and client relationships to inform opportunities for the Property Management team to enhance the end-user experience.
  • Ensure that procedures are documented, consistent, and coordinated with other departments including timely and thorough handoff to Accounting, Construction, and Property Management teams.
  • Maximize industry knowledge by participating actively in professional organizations, pursuing educational opportunities, and following professional publications.
  • All other roles and responsibilities as required.


  • Minimum 5 years related experience and/or training including financial analysis and sales/account management.
  • Bachelor’s degree from an accredited college or university in an applicable field.
  • Current New York State salesperson or associate broker license, or ability to attain it within 90 days of hire. The company will support a well-qualified candidate’s efforts to obtain licensure.
  • Ability to work with sensitive files and maintain confidentiality.
  • Intermediate to advanced knowledge of real estate financial terms, principles, and investment modeling.
  • Ability to work with sensitive files and maintain confidentiality.
  • Proficiency with common business software/applications (e.g., Microsoft Office suite), CRM, real estate listing services (MLS/Costar, etc.). Ability to adapt to new technology and to conduct advanced analysis using Excel formulas such as amortization, weighted averages, proportions, etc.
  • Access to reliable transportation and possession of a valid (unrestricted) NY driver’s license required.
