Rosenblum Development Corporation (RDC) is one of the largest fully integrated real estate development and management companies in the Capital Region of New York.  Founded in 1979, the company initially focused on constructing and operating Class A office spaces, three of which comprise RDC’s flagship Great Oaks Office Park, winner of a TOBY (The Office Building of the Year) “Earth Award” from the Capital Region Building Owners and Managers Association (BOMA) and the Town of Guilderland “Green Award.”

In 2009, RDC embarked on a new phase of growth and diversification with the adaptive reuse of a derelict former car dealership built in 1928 combined with a three-story vertical addition to create 24 customized residences called 17 Chapel Boutique Condominiums. A catalyst for the City’s downtown housing renaissance, the Albany Business Review recognized 17 Chapel as one of “50 Projects That Are Reshaping Life and Business in the Capital Region.”

Today, RDC’s real estate portfolio in the Albany area encompasses over 1.7 million square feet of award-winning office, industrial, retail, self-storage (ValuSpace® Personal Storage), and residential mixed-use properties, notably The News Apartments and Vicina – Modern Urban Flats, both in Troy, NY, as well as the company’s own flexible workplace brands, Hone Coworks and Launchbox Flexible Warehouse Suites.

Environmental stewardship is a driving principle of our real estate practice, realized by favoring infill and adaptive reuse projects in locations offering walkability and access to mass transit (“place”); incorporating amenities that empower tenants to be more sustainable (“practice”); and developing more resilient, energy-efficient, zero-emission buildings with onsite renewables (“performance”). Rosenblum’s high-performance projects include the first all-electric midrise multifamily building (Industrie Apartments) and first net-zero warehouse (Launchbox) in the Albany area. The company also has an ongoing energy efficiency and decarbonization program for legacy properties; in 2024, six of our office buildings received ENERGY STAR® certification. To date, Rosenblum has 3.5 megawatts of rooftop solar PV deployed or in development.

RDC’s in-house construction management department oversees both the company’s new projects and improvements to existing building stock. RDC also provides comprehensive property management services delivered by a staff of experts in real estate transactions, marketing communications and property operations, with well over a century of combined applicable experience.
