Newly Renovated 3 Winners Circle Tour
Explore the newly renovated 3 Winners Circle building by navigating through the virtual tour. 3 Winners Circle is an 84,493 square foot office building with abundant parking constructed in 1989. Only minutes from the I-87 ramp, the building provides easy access for commuters and a multitude of amenities located on the Wolf Road Corridor. Rosenblum Development Corporation (RDC) acquired 3 Winners Circle along with three other buildings within the Wolf Road Corridor – 1 and 2 Winners Circle, and 187 Wolf Road – in 2016.
Summary of Renovation
RDC, acting as construction manager, performed a comprehensive renovation of 3 Winners Circle encompassing a full remodel of the building’s three-story atrium and grand staircase, restrooms, elevator lobbies and corridors, as well as new FF&E throughout, and upgrades to the building exterior, grounds and an outdoor dining area. All renovations were made with a focus on improving the everyday experience of tenants while improving building performance and sustainability.
Sustainability Updates
The HVAC system was upgraded with 2-stage heat pumps, thermal controls, and building management system. New LED lighting is combined with daylighting controls to take advantage of the building’s ample glass fenestration.
Restrooms utilize new, touchless water efficient toilets and faucets. The legacy lobby water fountain was replaced with a filtered bottle filler combo fountain.
RDC added a new vestibule to the main entrance, repaired and sealed the brick exterior, and installed a new UV-reflective “gray” roof to improve envelope integrity and efficiency. In addition, the roofing membrane, which contains post-consumer recycled material, is recyclable. The roof was installed using mechanical fasteners and an advanced heat weld system, which eliminated the need for harsh chemical adhesives.
New electric vehicle charging stations were added and are free for tenants.
Adaptive Reuse
Throughout the project, existing materials were reused wherever possible. The original brass railing for the circular staircase in the atrium underwent an oxidation process, allowing for the natural colors of aged brass to be highlighted. Beautiful Italian marble imported by the original owner for the first floor elevator lobby was carefully restored and integrated into the new design. Variable color LED lighting fixtures were installed into planter troughs that framed the second and third floor landings, replacing artificial plants with up-lighting that can be enjoyed from inside and out in the evening, enhancing 3 Winners Circle’s sidewalk appeal. RDC also hosts a bi-annual e-cycling day for tenants to dispose of unwanted electronic waste from their offices and homes; to date, nearly eighteen tons of electronic waste has been collected at 3 Winners Circle and the company’s other office properties in Colonie and Albany.
Grounds Improvements
All exterior lighting including parking lot, bollard and building lights were converted to LED. Native plants were used for the updated landscaping and the sprinkler system was upgraded to improve water efficiency. Accessibility to the building and storm water management were improved with the addition of new sidewalks and parking lots.
