Rosenblum Wins 3 Boma Awards, Including ‘New Building of the Year’ With Vicina – Modern Urban Flats

Rosenblum Development Corporation (RDC) was honored to receive three awards by the Capital Region Building Owners and Managers Association (BOMA). Capital Region BOMA works to nurture the growth and health of the local Commercial Real Estate Industry through representing commercial building owners and managers, professional property management firms, financial institutions, professional service providers and others serving the local commercial real estate industry.
RDC’s most recent construction projects, Vicina – Modern Urban Flats, has been named the 2021 “New Building of the Year.” While RDC’s Office buildings Three Winners Circle and 187 Wolf Road each won a TOBY Award for their renovations. TOBY stands for “The Outstanding Building of the Year” and is the most prestigious and comprehensive program of its kind in the commercial real estate industry, recognizing quality in commercial buildings and rewarding excellence in building management.”

Vicina – Modern Urban Flats, is named after the Italian word for neighbor, neighboring, near, or close and is located at the convergence of three distinct, historic Troy neighborhoods. The site was formerly home to a shuttered bank branch. The Rosenblum Companies broke ground on the site in 2019 and celebrated the substantial completion of Vicina – Modern Urban Flats in 2020.

3 Winners Circle is an 84,493 square foot office building with abundant parking constructed in 1989. Only minutes from the I-87 ramp, the building provides easy access for commuters and a multitude of amenities located on the Wolf Road Corridor. Rosenblum Development Corporation (RDC) acquired the 3 Winners Circle along with three other buildings in the Wolf Road Corridor – 1 and 2 Winners Circle, and 187 Wolf Road – in 2016. RDC finished completely renovated the building with luxury finishes throughout in 2021.

187 Wolf Road is a 74,048 square foot office building constructed in 1986. Ideally located only minutes from the I-87 ramp and a multitude of amenities located on the Wolf Road Corridor, renovation of 187 concluded in 2017 and included updating the obsolete finishes throughout the shared common areas of the building and improving building efficiency.

RDC has been recognized by Capital Region BOMA in several previous years, including Randy Pobran, Chief Engineer, winning 2019’s “Engineer of the Year”, The News Apartments winning 2018’s “Renovated Building of the Year”, the 2015 TOBY “Earth Award” for dedication to green and sustainable programs, and the “Most Creative Real Estate Deal of the Year” Award for its 2016 purchase of 23 commercial buildings from The Beltrone Group, including this years winners 3 Winners Circle and 187 Wolf Road.

The Rosenblum Companies was one of five companies and individuals honored at BOMA’s annual awards banquet, which was held at the Crowne Plaza Albany – Desmond Hotel in Albany on December 2nd, 2021.
